  • Using inside area (套内) as the billing base. Property fee is charged on built area (建筑面积); a 78 ㎡ inside / 95 ㎡ built unit at ¥3 should bill ¥285, not ¥234. Always enter the built area in the price field.

  • Forgetting heating is a seasonal lump sum, not monthly. ¥28/㎡ on 100 ㎡ is ¥2,800 for the whole season, not per month. Let the tool spread it over 12 months (≈¥233/mo) so your budget is not off by 11x.

  • Entering one parking rate when you have two cars or rent an extra spot. The garage line is a single figure; if a spot is ¥400 and you have two, enter ¥800, otherwise your monthly total is understated by a full parking fee.
